What is the minimum EPC rating to let a property in 2026?+

In England and Wales the current minimum is band E. You cannot let F or G properties unless a valid exemption is registered. Government has said this will rise to band C for all tenancies from 1 October 2030, subject to secondary legislation.

Can I let a band D or E rental today?+

Yes, under the current MEES rules. Plan improvement work before 2030 if the band C target is written into law as announced, and keep invoices. Do not assume a 2028 new-tenancy deadline: the government response dropped the earlier split date.
