What is the minimum EPC rating to let a property in 2026?+
For an in-scope domestic tenancy that legally requires an EPC, the current England and Wales minimum is band E. An F or G property normally needs improvement or a registered exemption. Some properties and tenancy types are outside MEES.
Can I let a band D or E rental today?+
Yes under the current MEES floor where the property is in scope. Government has selected one planned compliance date—1 October 2030—for all in-scope tenancies, rather than a 2028 new-tenancy date. The legislative changes remain subject to Parliamentary approval.
